What I really like is that its a 9 month term instead of 6 compared to most HML's.When I look at how much I pay in points with them, I definitely wouldn't say its "too good to be true".

When I listed it I adjusted the rent to be a little higher than the comparables in my area, because it was one of the nicer ones in the area but I can't seem to get a renter. over the last 26 days, I have had 46 inquiries and 14 applications, of those 14 applications about 5 of them passed the background check and credit history check. some of them I could not get ahold of their employer or landlord which was a red flag for me. 

It was a decent purchase price and the comparables were great on it.

Not comparing but for me, both memberships offer the learning aspects that I can add tools to my own toolbelt for my investments to improve and get better.
