Largely due to the low quality tenants these homes attract due to their geographic locations and being in a very tenant friendly state/city.Now due to their very low cost basis, the trust would be on the hook for massive capital gains taxes if they were sold. 

Unless the windows are massive I think your buying the from someplace with a big MarkupJust got 5 windows done with roller blinds for $140 cut to size from home home Depot.Yes you need to buy them blinds and or curtains, if they break them it comes out of their security deposit.

The owner was a hoarder, and the home had massive amounts of deferred maintenance.

What we as LLs use that money for should not be rammed down the tenants throat as a massive benefit for us.

That should be a massive help to what you can qualify for.

So I have been building the foundation for my real estate investing practice for about 6 weeks aggressively now mainly just learning but also taking massive action.
