What it the T-12 data and last years NOI ?

Last one sent without my comments. is this pulling automatically from the PM system and other software sources so that it is up to date in real-time?

Because of the lease, an MTR operator will often pay first month's rent, security deposit, pet deposit, last month's rent, and even lease application fees.

However, over the last 20 years there have been no Tax Court decisions against it... so it clearly isn’t all a sham.

Over the last 3 years there has been everything and anything that could go wrong with the house due to the remodel and because it was built in 1960.

Akron is not LL friendly, they were the first in NE Ohio to pass a rental registration ordinance (in the 90s), in 2021 added source of income as a protected class - so you can no longer rule out S8 applicants, and passed STR registration last October (and nearly a year later still haven't been able to enact anything).  

There's not enough evidence to tell me which way I would go.The pictures indicate that the last tenant didn't clean.

Last winter, they notified us that there was mold growing in 2 of the bedrooms and condensation forming on the ceilings.

I'm a carpenter / contractor by trade, and I've done a few major whole-house renovations of personal homes over the last decade or so.  

The last reply seems like a lot of work.
