With the current tenant you are talking to - keep the conversation at a minimum, because they sound like they would like to pick a fight with their interpretation of the terms of the lease.

I sometimes disagree with their interpretations, but at least they don't distribute garbage.I don't think you can win the 20 miles argument, but if you can somehow win - then yes, the entire trip would count.If you were my client, I would be looking for ways to establish a qualified home office.
