Normally (prior to the Corona age) the annual expected return was over 10% (net) and the average appreciation around 6% annually.Taking into consideration that the time to complete a project is between 1-3 years (depends on the size) and my strategy at the moment is to develop the project and to cash out, I am not sure that offering a preferred investment is possible unless I am using my own capital to finance interest distribution.Actually, I am exploring 1.

I wouldn't equate the north philadelphia investment as being better...but many on these forums would because they are hyper focused on return of capital which in my oppinion is incredibly flawed.

(Prior to graduating college and getting a full time job, I was an incredibly social person, so this was a huge change of mindset to sacrifice the way I did).And on the other end, my brother decided to start his own business while I was working and did not work hard as he spent money like crazy and eventually went bankrupt (filed 1 year ago) .

They really should be able to terminate even faster since they haven't onboarded or done anything yet (maybe a background check at most)You are the owner of the unit - so yes you can refuse to sign or approve any tenant generally (unless your contract specifies otherwise which would be incredibly odd - my PM runs potential tenants by me first)
