This approached worked for them and I couldn't be happier for them, but if I told everyone that they had to buy a 100+ unit for their first deal, most wouldn't get started. 

At worst, a good agent should recognize and admit that dealing with investors isn't for them and refer them or tell them "no".An investor that knows what they want, should be able to quickly screen agents that are better suited for owner-occupant sales and not waste their time.If we all put a bit of this into practice, we'll all have happier Holidays:)

I can tell you aren't an exception and I'm glad you take such responsibility for your life - that will lead you to a much happier life that to not.

It's a lot of work but so far we are happier doing it.  

I would have the tenants split the 2nd $40 charge if they wanted it and I found that people were just generally happier and kept the entire place in better shape. 

My first home is an owner occupied 3-family and I couldn't be happier. 

I have enough cash for two years of expenses with no rents coming in, but that's because I'm a stupid, fearful saver who's happier having the liquidity than I would be getting an unpredictable return in today's market.

Other than being almost 100% positive I will be WAY happier once I move from here, one of the things that really helped me being okay with bailing out of here is that YOU CAN ALWAYS MOVE AGAIN.
