Luckily for us, all of my and Erin's places are whole-house medium-tern furnished rentals, so the nurse we just rented to in one of our units will be isolated and will not affect (or infect) anyone else should she contract covid-19.It seems unpatriotic right now to not rent to a nurse, but it's a tough situation to be in as a landlord.

In that case the differences between evicting a tenant in a furnished STR with all utilities paid and far greater more variable/seasonable income streams is (IMHO) a far worse situation than a traditional LTR (where you’re at least mitigating some risk via expectations of standard background, credit, and past landlord, etc checks.

I have found that offering month-to-month leases, and furnishing the place nicely with nice pictures can make a huge difference.

So far, I have one leased this way, and a second that watched the video and then wanted to see it in person before leasing- understandable since the video showed it unoccupied so it is harder to understand the size of the place.I am not posting the videos publicly, but sending prospective tenants a link to view the video instead, at least for the videos that show the unit with the current furnishings in it.

Fha loan, $5000 total got me the keys. 3 bed 1 bath with unfinished walkout basement I live in 1 bedroom, rented a room out January 1 for 400 a month furnished all bills included, so far tenant is good.

Your sellers, if they are retail, have more of a choice to stay put and wait out this tipping into a buyer's market vs. the seller's market that it may have been resembling before COVD-19.

Unless you were in a place with no serious population of locals, the best way to keep renting out your furnished vacation rentals is not to chase a few nurses for a couple of months. there are still a lot of people looking for rooms and apartments and homes.
