I dunno...flipping small, non prime location, kinda-weird-one-off commercial STNL sounds highly risky to me...unless you can get it for a song, and that ain’t the case here.

If not careful though, you can get what you pay for going cheap.

Active investors can certainly sell their time more efficiently than someone at a W2 job and/or create other streams of income that are subject to other forms of systemic risk, but they're still fundamentally making a choice living now or forgoing gratification now in the hope for a better future.
