Super short post here, but just wanted to share:Finding the right contractor or handyman is an ongoing battle.Recently, after trolling the Home Depot and Lowes parking lot and snapping photos of all the vans with their company logos and phone numbers, I noticed ALL THE WHITE VANS with no advertising on the exterior

Treated for bugs, replaced the interior and exterior "Zinsco" Breaker and service panels ($10,500), remodeled 2 bathrooms, replaced 3 of 5 water heaters, smoke detectors, added kitchen and bathroom GFCIs, 1 AC unit, 1 new dryer, replaced 2 windows, repaired several more windows.

We spent $20,000, or 20% of purchase price on termite fumigation of all structures, re-wiring the main house and replacing the old AC panel, exterior painting, replacing all the old windows, and putting in new central A/C in the main house.

.$400I build in Prop Management just to be conservative but I'm going to manage the property until I get to the 5 property mark.Now the bad/unknown.Each unit has an individual furnace but they are all 25 yrs old.The exterior stucco needs patching & painting.The roof is stated to be in good condition, but I think its got to be 15 yrs old.I'm trying to research how this property might appreciate in value over the years.

Minut multi sensor (but mainly for sound levels for us), zwave everything (door contacts, yale locks, thermostats, water leak sensors, temp/humidity sensors, garage door controllers, garage door tilt sensors (to see if the door is open/closed), security cameras covering all exterior entrances plus the driveway, zwave lights switches to remote control lights on exterior security floods and/or certain lights inside the property, some type of doorbell cam, zwave motion sensors, Samsung Smartthings hub, wifi smart plugs for certain devices inside...and the list goes on.

Now I remembers some of my script I was going to ask him but all in all I had a good conversation with this guy legit.His house which has been vacant since 2018 I believe has a terrible front yard and the exterior of the house is just poor.
