Real estate investing is not a cookie cutter game.

You just told an investor why would they want a cookie cutter house?

Most are cookie cutter people and repeat and I don't blame them as they can make a good living doing it. 

My dream is to beat out the large builders who keep putting up cheaply built, but expensive to buy, cookie cutter houses and to fix up the houses that already exist.

I am sure there are cookie cutter agreements for these things and that I just may be extra paranoid about ensuring that everything is safe for me.

Both new grads wanting an urban environment and those that left by pandemic-panic...after they realize that cavorting around in a cookie cutter and soulless suburb (often with crappy weather...too hot or  cold) ain’t what they thought it would be.

Unless you're investing in a cookie cutter subdivision, houses vary.

Since you are now outside of the box (out of state landlord) then the internet does not have a cookie cutter to fit your situation unless you know exactly where to look.

In my opinion, Pittsburgh homes are far from cookie cutter type projects so you have to analyze every deal carefully.

These cookie cutter points you're making really don't make much sense.
