i will be writing an article on this very issue in the near future:"Why I believe its crazy to ask agents to negotiate their own commissions when wholesaling"Long title, i know im still working on that part.In my experience i have found  that paying agents commissions with in my sales price has concluded  in more closed deals then asking an agent to negotiate with their buyer to pay the agents commission.

I'm in preliminary stages of research so I drew those numbers from comps I found online and my sister-in-law's experience of recently living two blocks away.Allowing for a 10% vacancy rate, I conclude that the overall gross monthly income is $4815.

However, if you have grossed-up your payments, in addition to paying bi-weekly, your monthly debt service may be sufficiently large the bank has concluded you could not service more than another 100K of debt.If you are planning to make a conventional purchase (LTV <=80%) you will get more cooperation from the banks ... thought some my try to convince you to ensure it even with a downpayment of 20-25% {ignore them}.
