Its a great time to be borrowing now - do all you can while the climate lasts.

Get in with them and you may find deals.I would also suggest, especially in this climate, that you do some direct mail.

My wife and I moved to Los Angeles a year and a half ago - we still want to be in a warm climate but we're excited to live in a place much more reasonable financially!

In this case, Indiana is 10 years so I'd still have some ways to go and I hope to be in a warmer climate by then.  

Jim - I like your renovation principles... you don't have to get rich on every rehab, but if you deliver a well-designed, solid finished product every time, you'll show a nice profit with each one, and develop a rep.I understand those landscaping challenges in a cold climate, but I was looking more at the entry, garage door, and hardscape.

There were also issues with getting a charter and raising funds due to the economic climate.

It won't make it absolutely warm however in a cold climate it will help with the breeze effect that comes with the cold.
