I called the realtor I was working with prior to getting the deals from the wholesaler and told her to withdraw all three offers I placed on good properties(which are no longer available by the way) as I had a smoking deal on these two duplexes.  

Just another reason why the Denver market is so smoking hot right now. 

We choose to work with people who don't smoke, drink (in excess), or use drugs.

While you're at it, good time to add hard wired smoke/CO alarms too.

My tenant is smoking in my non-smoking property! 

Sometimes a property can leave a lot of smoke and water damage when in fact there is not a ton of structural work needed.  

Owner repeatedly stated tot he client "You can't smoke crack in the hallways. 

Another good way to save money, which isn't applicable to everyone, is to quit smoking ;)When I used to smoke, it was ~3 packs/week.
