Your GC should be getting certificates of insurance from every sub.

struck off property is it just as valuable as certificates and deeds?

I just had a quick question for Ankitt Duggal; what certification/professional designation have you noticed investors looking for, especially in the realm of syndication (excluding a graduate degree in real estate)?

Self-certification to see the deal is one thing, but actually taking these dollars into the deal heightens the risk not only for the promoter and the site, but also for the other investors in the deal.

I have a nice little 2 bedroom , all done new paint etc ,all that was left was the lead paint certificate .

I thought I had heard something about a water issue with Pumpkin Ridge.....missing Big T water certificates or something like that.

These certifications are fairly stringent so most of the properties in the area have been pretty well kept over the years.I'll have to check both of these, but many of the rental properties for sale in the are list when their certification is good through.

Anyone can go on line and get a "certificate" for $65.

They can do it in less than an hour and supply you with a certificate once complete.
