Backup tiles, paint, etc. provided so owner will have the exact match in case of future repairs or touchup.

Silly as it sounds, going to those Home Depot weekend seminars where they show you how to do tile and lite wiring and plumbing etc, is great way to start!

Descent painted walls, affordable flooring - read “pretty cheap tile”, a good roof, and fixtures that work.
