It is fairly common for Condo regulations to limit the number of renters, or ban them altogether.

While Mexico encourages short-term rentals, they are (strictly) regulated if not outright banned in the most popular US destinations (that is when they are not already banned by the HOA).To partly compensate for that, the US has the advantage of the mortgage.

(The only reason you would be banned by HUD would be if you committed fraud against them.)  

It is definitely something I’d love to do once the border ban is lifted and I can move back to Austin from Montreal.

Even things like the owner moving in were temporarily banned.

That is a best case.Worst case is the municipality decides to ban them a month in.

Village of Babylon bans them but other towns might not, especially where they’re common and have strong foundations like in Towns of Southhampton, East Hampton and fire island.  

Some of the very best members at the time were being banned from the forum for challenging the administrators pro tenant policies.
