Wordpress websites can range from poor to decent based on the quality of the template but the problem is twofold: Wordpress needs to be updated constantly to address bugs and security fixes (which is a pain to do), and Wordpress is primarily a blog engine and doesn't look great for bonafide websites.From my critical eye, I can tell when a website is made on Wix or Wordpress and not in a good way.

Somehow all of the money being poured into a 6x6 block radius 1.5 miles from central downtown has been somewhat overlooked recently.

We've looked at recent comps, and two houses on the same block with similar layouts and square footage sold at $62/ft. and $63/ft. each within the past couple of weeks. 

Show maps of where the property sits and point out that it's not on such and such block, hence the reason why it's less valuable than if it's on another block, etc. 

After several visits the existing drain was found to be blocked and backing up tripping a float switch.

The landscaping needed work too, I removed scraggly and overgrown bushes/trees, put in two block walls, a patio privacy fence, lots of work on the grass.  

J has been doing very well with this niche so you should consider reaching out to him.Let me ask you this question as I'm going through some growing pain with this.

There are definitely differences block to block.Most of the deals are in poor physical shape.  

They do not work well for tenants as they easily block causing you many late night calls. 

That's something I really need to work on as my current guy that i have used all of my adult life is a retired guy from a big 4 who is more or less an H&R block.
