Some GC's are crooks for sure but if these ones are finishing the work in a timely manner, doing quality work, and it's just going a little over budget, then that's pretty normal. 

By process I mean, purchasing long distance from start to finish.

I use this as a starting point before doing my own research on the main platforms and/or my own data.As for CoC return - 12-15% is relatively easy to attain here in Tampa. 

Purchased under market value, rehabbed Kitchen, Bathrooms, Interior finishes (flooring, paint, windows) and Landscaping.

Anne  Your welcome the over improving the properties is rooted a lot with turnkey companies and brokers .. you know the granite and stainless and other higher end finish's that look great to an investor but really are not necessary for a renter.. 

The basement was partially finished, but did not have bedroom egress.

Question I have that I can't seem to find a clear answer on:I am going to finish renovating a property this spring, and would like to immediately sell and flip it using a 1031 exchange into more units.
