I know they aren't the best at keeping the property up, but again, the down payment would only be $3k.So, I guess I'm asking if a $26,000 home that has been renovated and is rented for $425 a month with tenants in place is pretty much a no brainer.Thanks for any and all advice.

If I buy a property from a developer 100K below market value,can you ask the developer to use the discount as a gifted deposit,to act as a no money down deal,or does anyone know how to aqire a property from a developer for no mony down.

Here's the deal:I'm buying a 29 unit building for $820,000I have the first in place at: $620 at 6.5% I have a second in place for $50k at 6%I could get another loan for $150k at 16%If I did it this way it would be a no money down deal.
