The seller did mention that he had a few inquires into the house, and his realtor friend feels he can move it at a close to ARV price, but the seller would rather not gamble with time.What do you guys and gals think?

After belonging to several forum sites on Real Estate and Stock Trading, this is the only site that has members willing to share great knowledge and ideas without all the spam and negative comments...Kudos to Josh and the BP family.

I was unclear about how someone got a negative influence but after reading the post (thanks for the hyperlink Ralph) about how the influence system works it's pretty clear.Someone with a high negative influence had to be spamming quite a bit and not really participating on the forum to get to that point.

Right now I'm gambling my only and last savings for an escrow deposit and hoping that money will flip at least up to $5,000 or more.

It is certain tools, the power of networking, the balance of personal use and business, definition of spamming in Social media, video, live streaming, proper etiquette, people, facebook, twitter, tumblr, bam, bam, bam!

And you will frequently come across real estate related debates raging between these knowledgeable folks; I encourage you all to pay extra close attention to both sides of those discussions, because you'll learn both sides of the issue.Users will challenge posts that seem questionable, and try to extract some better evidence to support these suspect posts.The site is moderated, and there is a management commitment to prevent / eliminate 'spam" posts, and to properly deal with those who choose to not pay attention to the rules.

This way you are not spamming people with information that they are not asking for.

There is no way to send a Mass PM beyond a few people to prevent members from sending SPAM.

I agree with Marc, not getting insurance is a huge gamble, as well as not requiring it.Sorry I didn't reply, I haven't frequented this forum too often as of late.
