Looking to build a few 4 unit townhouse structures in southwest Virginia and east Tennessee in the Tri-Cities (Bristol, Kingsport, Johnson City) market.

I live in a southwest suburb that boarders Cleveland called Parma.

NE is patchy and South, especially South West is pricey.

Here in the southwest, there are hardly any properties that old.Might also depend on the size of the property.

I would look on the South West Side of Madison and Fitchburg.  

Duncanville & Desoto...Cedar Hill...South Arlington (Southwest is my preference)...Keller...Birdville ISD and HEB.

Your tract naturally slopes southwest toward the point of that triangle, which would be difficult to build inside anyway.I think there's a required 20' perimeter buffer when commercial is adjacent to residential of any kind (SF, MF, etc.) but I need to refer to the UDO.
