What I don't get is when people buy insurance on an engagement ring or something that's not a necessity (apparantly these aren't covered by your homeowners, they cost a few hundred/year to insure separately)

This is regarding positions of deed of trust / mortgage recording: When the first mortgage is paid off, the HELOC would go to first position...then the refinance would by necessity be in second position, which is a weaker (riskier) position.

One federal court of appeals held that such a blanket ban violated Title VII, stating that it “could not conceive of any business necessity that would automatically place every individual convicted of any offense, except a minor traffic offense, in the permanent ranks of the unemployed.”Although the defendant-employer in that case had proffered a number of theft and safety-related justifications for the policy, the court rejected such justifications as “not empirically validated.”

sounds like (not saying this is the way it is) that while there is an auction, i'm sure there is language in the terms of the auction that will state something about the necessity for the minimum reserve price of the auction to be high enough to satisfy any existing recorded liens.No, the bank doesn't show up.
