Company #2 may have other expenses - property tax, insurance, roof repair, landscaping, window washing and depreciation expense (my favorite).  

Damage went through the floor and into the ceiling and walls of kitchen and laundry room below.June 7: Insurance company sends someone to inspect damage, set humidifiersJune 10: They come back to remove humidifiers June 14: Insurance submits claim and payment to meAt this point, the tenants father, who is in the business of plumbing and renovations, informs me that they seriously underpaid for the amount of damage. 

Things like quartz countertops, stainless steel appliances, in-unit laundry, new tile, new outlets & switches, doors, trim, etc.

How much money should we keep in savings for emergencies (I was thinking 7-10k minimum)I know the current rent on the unit occupied is $1200/month (2 bed 1 bath)I don't know what the sqft is of each unit but the total of both units combined is 1,682 sqftRight now I know the property doesn't have laundry in the units (we would be adding that to each unit)We also would want to add wall unit AC/Heating (save on monthly expenses as oil is expensive)I don't think there are separate meters for utilities (I assume utilities are included in rent?)

After that, it's wash, rinse, repeat!  

Frank,The Hand Car Wash will probably be the deciding factor for most companies. 

My thought is did the power company put that pole in before the cut, or after.If it was after, perhaps the pole goes extra deep, down through the hilly area and below the ground level of the driveway.If it was before the cut, will a retaining wall be enough to hold back the leverage of a big storm, or will you have a downed pole and a bunch of scattered blocks.Leverage is a powerful thing.Cost to move the pole might be less than a wall, but you still have a septic tank in that hillside.If that starts to wash out, it will be unpleasant, but maybe you could move it somewhere else if that happens.Just my 2 cents. 

Turned it into a surprisingly spacious 3 bed, 2 bath with laundry upstairs!
