I took action on my first investment property in under 1 year while still working full-time in a demanding 60hr/wk engineering job.

We use them often and frequently and on full rehabs, but only if we can have rent ready in under 6 months.

The extra cash has now allowed me opportunities to begin my investing career.Additionally, the Vegas market has been ridiculously hot and the condo has appreciated ~$40k in under 2 years.I am of the belief that good things happen after good decisions are made. 

You would have to know as much as I do about what can be done with a property to make it pay off and worth investing in under the right conditions.

Increased rent 43% and NOI 56% and sold at the 5 year projection in under 2 yrs!!

@Dave Klein getting contractors on a job quickly can be a challenge these days, but I still would expect paint and carpet to be completed in under 2 weeks.

Additionally, a large storm could alter the national insurance program for these homes (or even eliminate it) so that has to be factored in under "risk", also. 

Property was bought site unseen and fully rehabbed in under 100 days.Both units are currently occupied.

My question is whether I'm going to be inundated with maintenance issues on these properties, even if I do a full rehab in the beginning.
