The cashflow can look good on paper, but the risk of vacancy is just too high in those areas because tenants are often just one minor medical issue or car repair away from missing rent.

-Medical Center is undergoing a huge renovation, doubling in size, and it is supposed to be the biggest medical center when complete between Albany and Westchester.

I live down in Texas in Dallas County and I am 60 years old and I found BP because I was still medically recovering from a brain annuerism and a stroke looking for something that is flexible, otherwise I would still be working in my own flooring company and would never have found BP.

I am usually able to save a few thou from my medical hustle each month, so I should be able to reinvest it.

I am primarily looking at some townhouse/condo in East Downtown (EaDo) which is an up and coming area as well as by Hermann Park/Bayou where prices are a little higher but can be rented and hold value due to the proximity to the park, medical center, and rice.  

I have been on BP for about 18 months and have learned a lot, especially I have not been working due to my medical recovery.  

We're looking for land in the Pineville/Indian Land/Fort Mill area (3-5 acres), and also for some rough estimates on cost to build a small church with about about 150 seats + 6 classrooms.Recommendations for both land and a good/affordable commercial builder are much appreciated.
