I definitely 2nd your appreciation for what the BiggerPockets team put together.I strongly encourage you to use the keywords function and plug in all the neighboring cities so you can network with all the local investors. 

Both systems did not function properly and cost me $ in about 2 months after purchase.

For longterm rentals, some things to know are, how to calculate affordability of an area (a function of median income, interest rate, median home price), look at migration patterns (are people moving into or out of an area, what are the trends), business climate (are businesses moving to the area or out, what type of industries, income level, etc), rental amounts,  that's all I can think of at the moment.I wish I would've known more about evaluating markets when I bought my first few properties. 2 of the first rentals I bought, went absolutely no where when I finally sold them about 17 years after I bought them.

(We have an IRS lien that will be paid off in four years and I am pretty sure that could be worked around.)My wife is hell-bent on being able to "burn the mortgage" as soon as possible and is resisting refinancing with a $30K cash-out to drastically improve the functionality, curb appeal, and comfort of the home we've lived in for 35 years.I feel we should do the refi, make the house new again, and enjoy where we live.
