Have all communications come to your email address as well and place a do not mail notice with the mortgage company (infer that you can't trust mail delivery in your area or something of the like - which isn't lying because you won't be there to get it!). 

Have the PM ask if they’ll be bringing their own, and if not get the tenant a delivery date as to when they can expect it, so they can adjust their move in accordingly.If they’re not bringing their own, they understand that there’s a fridge coming.

All said, plans seem little value add and expose you to more risk with little upside.Find a way to make the property easier to obtain (construction loans aren't easy to get) and faster/more streamlined delivery.

The cheapest water heater I see on Home Depot is more than $500 without tax and delivery.

While we are currently focused on using this robot for food delivery, I was wondering if this would be interesting to out of state investors.How important is exploring the neighborhood to you before buying the property?

Someone who can do odd jobs like assembling furniture, accept deliveries, take videos of contractors work, fix small things, etc but won't command a high hourly rate for specialized labor.

And if the pump ever fails, I can just fill the cistern with water delivery to get the guests through until the pump is replaced.

Once you get into December, you're going to see all kinds of delays in all kinds of processes, from materials delivery to guys taking extra day jobs.
