I will say the new Hostfully folks are way more professional and committed then the previous Orbirental owner.

Then you start collecting names and "soft commitments" of the amount of money people would invest if you found the right deal.  

I cannot find someone to commit to all 8 lots.  

I fastly learning that I should did a little more research into the lending process before making the commitment.

As an investor you give up some return in exchange for that passive approach but it depends on how much time you have to commit to it.Here is what I have learned over the years. 

I am definitely committed to real estate investing now as a part time thing to start, with much bigger aspirations. 

Because so many people commit mortgage fraud to get that 1% difference in interest rate bank underwriters have gotten strict on additional purchases within a local commuting area.

It seems like the trend is to make offers waiving the inspection contingency or having a short inspection contingency period, which makes it almost impossible to get a good idea on what repairs are needed and how much it will cost before I'm committed to the deal.

Also, a broker we are talking to said we easily qualify financially but her underwriter will require us to 1) move out of our townhome first into a temporary month to month rental, and 2) rent out our townhouse first and 3) then show the underwriter the 1-year minimum lease to satisfy them that we are not going to commit fraud and not move into the duplex. 

You need not even commit an actual violation.
