@Odie Ayaga I currently have 2 two families in orange nj And to single families that I short term rent in the Poconos I’ve brrr all I come across buy and hold multi in my area in N.J. pretty frequently And in pa there are good investment opportunities but the purchase prices are around 35 to 70 k Reno around 15 to 20 k Arv around 120 to 135 range

The ones outside of Atlanta meet less frequently, and at hours when I"m not normally available. 

There are frequent street festivals downtown and plenty of markets and eclectic restaurants to draw people in even when there is no official festival. 

I come across sellers frequently who would rather the quick cash for whatever reason, which is sometimes hard to believe but “give the people what they want”.

When I started with my manager, he and I spoke every month and sometimes less frequently unless something was off or something big happened.

He says we must install 2-prong outlets, but most appliances and other household thing-a-ma-jigs have 3-prong plugs (computers, vacuums, electronics, etc)… Also as a result, we cant have GFCI outlets installed where needed and most of the other things in the report can’t be done effectively.

It finally clicked after reading some more about the school district part of it as to how the lines were drawn and why it was so frequently different even within the same city.
