I understand your question and your thinking on that. what i was questioning is why would you get your tenants even more upset ( probably already upset the rent went up ) your cost to do repairs probably have not gone up in a year. if you raise rents from what $950 to $1000 per month ?

No sure about the reputation aspect, although, if they (the realtors) know you're an investor, they'll be expecting low offers so I wouldn't think they would get upset about it..
