CarlosI'm Scott in Waco tx I'm an ac and electrical contractor and own 14 unitsIt seems they didn't mind the tstat not working properly until it stopped coolingThey should have alerted you when they noticed it not working since they didn't they are responsible for their assumed larger billIf they are leaving let them leave and change the locks and if tenants are responsible for utilities it's their problem If it happened to be a long term tenant that you liked maybe make a small adjustment I own 8 about that size that doesn't seem to unreasonable for a summer bill assuming it's all electricCheck and make sure it's insulated that helps w tenants bills which makes it easier for them to pay rent and your equipment doesn't have to run as long
