You're asking for fish recipes when you haven't even bought the fishing pole, bait, learned how to fish, determined if you enjoy fishing, or if you like the taste of fish!

Virtually all of these will come furnished (may not be to your taste and always room to improve) but they are pretty turn key.

Is it better to take all family photos out and if needed replace them with a tasteful artwork or something?

There is some local competition of a much larger facility a few miles away but he is almost always full and is terrible about answering phone calls or returning phone calls so many people have a sour taste in their mouth from his management. 

Otherwise, I think its personal taste as is sounds like you don't plan on major marketing.

Broad topic indeedI said my location is a great place for a vineyard but I should of specified, I was not referring to a "Winery" where people come do tastings and set on the patio drinking wine and eating cheese.

You'll be living on the property so you can self manage pretty easily and it will give you a taste of what it means to be a landlord.
