It also might be wise to wait a few months while paying down debt to see if this global trade war hammering the stock market will spell the end of appreciating real estate in the USA in 2018.It does not matter how much you are sending in on your student loan.

In WA we have CBA (Commercial Brokers Association) which produces leases, PSAs etc. and most people use/accept their docs.Check with with the department of licensing for CA or local trade groups.

The only way to evaluate is to look at what has traded in the area, discount the rehab work, and also discount for the fact that you will need to spend time renting the units out.

If you go into this as seeing your property as a tool of the trade, and not the love of your life, and expect damages and evictions and knowing you will have to fix it up every time a tenant moves out,  then you can make a nice living out of it.
