Having them fill out an application is the only way that you get to make a decision about removing them that will stand up in court.It also sends a clear signal that there is a new sheriff in town and now there are rules that must be followed. 

@Quentin MitchellWe tend to only raise the rent when we have signaled to them the raise was coming a year out.

This tenant is signalling to you that he will be a handful.

And the fact that a contractor was there was a signal to someone to check the locks after they left.  

Ignore/laugh about the crazy texts and look for the signal through the noise.

In this case, her refusal to develop a payment plan or even communicate with me is a clear signal that she has no intention of doing the right thing.Every market is different.

When we call the short sale department, we are put on hold (after entering our loan #) and then it goes to a fast busy signal as if someone picked up and immediately hung up.
