@Nathan Pethers recommend you use the BiggerPockets Agent & PMC lookup features since +95% of agents CLAIM they can work with an investor, but actually only know how to do owner-occupied transactions.Your PMC and agent should work together, on your behalf so make sure they play nice:)

Better at first join a team: less money, more experience, but most importantly, practice your scripts.

Once you see people just like yourself doing deals you will gain the confidence and stop playing computer real estate and get out in the field.

If over leveraged in R.E. yup, gonna get zingged, exact same as if were playing with leverage on stocks as one WOULD get a margin call exactly the same.
