I’m am currently scouting the market and want to get an idea of what some people are seeing in the area in regards to returns and cash flow.

Some ideas: Offer the seller an envelop with 12 post dated check - they don't have to wait for the letter carrier.Offer to put a deed in liue of foreclosures in escrow with their lawyer - transferring property back to them in the even of non-payment or violation of the terms of the mortgage - Offer to have monthly inspections of the property by sellerLet them know they will be added to your insurance policy in the event of fire - they get paid offOffer additional collateral (like a blanket mortgage) - always on a blanket mortgage you should have a release clause after the equity reaches a certain amount - no need to tie up your equityProvide additional co-signersProvide your financial statement and a copy of your credit reportProvide your nice guy resume (written testimonials about you from past customers, transactions, your preacher and other lenders, awards, newspaper clippings of you rescuing a cat from a tree, awards from the Boy Scouts) have all this in writing.

Great information everyone,I don't want to sign any doc's at this point because I'd only be scouting out properties to move along to other investors.

They specialize in Wholesale real estate and are looking to hire Property Scouts for vacant homes.

I'm conflicted between taking longer to scout out a deal or two here locally in Utah where I live in order to get my feet wet and a better overall process in place before going out of state OR just jumping in and buying the investment property in a market like Cleveland and BRRRing it (essentially the same thing from what  I can tell, minus having to sell it) to get familiar with the process.

My focus is to find a mentor who has experience working with multi-family properties (10+ units) and needs a mentee to help him/her run the operations, find potential deals, scout areas of growth and plot their next move.My objective: To locate and hold multifamily properties with 1000 doors over the next 20 years.My skills: utilizing social media to reach a wide demographic of people, researching potential profitable situations, building rapport with vendors, working with a wide variety of people, marketing to a select target, constantly learning and maximizing resources.My intangibles: A "can be done" attitude, thinks outside the box, deliberate in decisions,and the ability to see the larger picture.My current projects: Wholesaling Campaign ( finding under priced homes and putting them under contract)I know that it is a large risk to take on someone without knowing them.

My son is working on his Eagle Scout project, which will be a Gaga court for our township.

Has Anyone purchased this product?  Can’t really find any reviews.
