Assuming you got that loan with no origination, underwriting, appraisal or other fees/costs. 

I personally like the credit card balance transfer check route, since it's interest-free for a decent amount of time (aside from an initial 3.00% fee). 

Then turn around and pull the money back out but be charged interest on top does not make sense. 

However, the one constant in these emails is a request for the broker fee co-op and determining the offered co-op fee seems to be the motivation behind these emails.

Do they require you to pay the design fee or is it optional?

Option Fee, Security Deposit, etc) can you do it with no money out of pocket?

I have also asked them for a procedure on how to pull out the investment I have with them. 

My son did this for his first home and, other than paying for some lender fees and his home inspection up front, he only paid $11 at closing.

I do it's sitting right in front of me.Try going to REOMAC they are not going to charge you thousands of $$$ for it.Unfortunatly last time I checked they are only accepting "servicers" memberships now.What if I said send me your resume and I'll send it to all my AM's, would you be willing to send me a referral fee on the listing you close that came from my efforts?

The hard thing to do is identify, value, analyze, negotiate and place under contract a “deal” meeting wholesalers minimum requirements that also has room for a decent “wholesalers” fee.
