What I would do is if they attempt to hold bills out of rent then they have violated the lease and I would file eviction on them for rent do and let them plead thier case to the judge. 

I may be guilty of that (voting for the heavy hitter more often)....maybe I just am being appreciative that someone with so much experience is taking the time to offer their wisdom.

I have a property across the street from a sex offender and I told my sister, a probation officer, what he served time for which was indecency with minor or some such and she said what he did was likely worse but he plead it down.

Remember, if for any reason  you have to defend yourself in court, you have to have consistency or you could be guilty of fair housing violation for giving "priorities" to certain people.

Just like the lawyer said, to get his *** in gear we told him we had a recording of him threatening us and i pleaded that we needed to talk before we file a report.

Resist delay and obstruct he took that charge to trial without an attorney and was found not guilty.

@Maya Torres sorry, I hadn’t read most of the thread before, just your first post then quickly scanned the rest and missed the part where the movers are the guilty party and you seem to have resolved the issue.

Although my attorney doesn't think ill be found guilty in any of these cases, let me tell you how much sleep I have lost and stress this has caused.

If someone had a joint 20 years ago and was busted for a felony at that point, I don't care,,,,but I can tell you, if someone got a felony for PITS, there is a good chance the original charge was even more serious and was was plead down to that.If he does something illegal in your house, and they find out you knew he was arrested 3 month before with attempting to sell drugs" it could cause you a lot  of problems, and to say the least if your neighbors find out you won't be liked, which means they could start filing every complaint they can think of against you

On the day of your court date, you have to attend your session and plead your case and bring necessary paperwork etc to support your case.
