What I would do is if they attempt to hold bills out of rent then they have violated the lease and I would file eviction on them for rent do and let them plead thier case to the judge.

I have a property across the street from a sex offender and I told my sister, a probation officer, what he served time for which was indecency with minor or some such and she said what he did was likely worse but he plead it down.

If someone had a joint 20 years ago and was busted for a felony at that point, I don't care,,,,but I can tell you, if someone got a felony for PITS, there is a good chance the original charge was even more serious and was was plead down to that.If he does something illegal in your house, and they find out you knew he was arrested 3 month before with attempting to sell drugs" it could cause you a lot of problems, and to say the least if your neighbors find out you won't be liked, which means they could start filing every complaint they can think of against you
