It's always those little things that you can't see if you're not physically there that "should" be taken care of otherwise it doesn't look right or make sense, but they're just doing it because they were told to do something without enough direction.

If after day 11, they have not left, you file again at the magistrate office and pay again, about $150 ish to have the constable come out and physically remove them.  5 is the appointment date with constable.

But physically altering with infrastructure etc creates inventory and requires you to start a new clock to demonstrate your intent to hold for productive use and allow the 1031.

Hopefully, you can see if they are financial occupants vs physical occupants (non-payers), the turn over expenses, the maintenance the building requires based on the mechanicals, who is paying the utilities, etc.
