Yes, might have to "pause" buying for a while to learn about it and find a property that doesn't compromise on your criteria, but if you can get it for 20% or More below FMV...wouldn't that be the pivot -- of how you find properties anyway...Just a thought since you said you were open to hearing any/all advice.

My hope is we have the next 75 basis points next month and then they pause for a bit. 

It's good news to hear the leasing metrics are holding steady but I have to wonder:- with the way things have been on pause, are renters staying put- particularly while there are moratoriums on evictions?

My husband and I have some cash left from a refi and we realized that the stock market is tanking, so our opportunity to invest there and pause on properties.

It's very unlikely that this is just a temporary pause for this market cycle.

A correction or pause in upward prices doesn't mean the end is nigh.

There's also hiking trails, and the town puts on lots of fun events (on pause for Covid of course) during the Summer and holidays. 

So, the pauses in the conversation come early and can be rather brutal.

@Jarrett Coppin - Rehab just started last week (scheduling delays by the contractor) but we're on pause because of a required asbestos survey.
