Most of the rest are either newer, only 3 bedrooms, or have some type of specific architectural appeal that separates them from most and helps command higher rent.

There are certain parts of the SFV that are just rough and will only appreciate a bit, like Sun Valley, the most northerly part of North Hollywood, Arleta, Panorama City (although a lot of new commercial development is planned there).

Trying to go cheap means cheap workers as well -- including architect, another penny smart and pound foolish was the move of building a second story based on another neighborhood assumptions, a 1-2 page draft with 2-3 days worth of architectural work would have gotten yourself a really nice picture of what the city needs instead of assumptions.

I love well cut blocks, stones, chiseled statues, decorative windows and door steps, green lawns, shaped architecture, arches, fountains, complementing colors, columns and building trims.
