Hi @Connor Ong, no offense to your friend, but if you are looking at only needing 5% down (3.5% down if you do an FHA), then why not just save up a little more and own the whole thing outright?

Sanna, no, it is not legal at all what tenant is doing and I hope you have that extortion attempt in writing from the tenant as that's solid gold, it is a criminal offense to be exact. 

And that you cant give tenants notice of lease ending or any of that, and if you do it's a criminal offense.
