In your shoes, my goal would be to get to know folks and make connections - Open the door to have them communicate with you should there be any problems with the property and ensure they call you (not the cops).  

Many times folks think they're investing in a class B property and it ends up being class C. 

I've found that folks from Mexico and Latin America are better at cold calling overall than folks from the Philippines.

You might find folks to partner up with.

@Halle Hughes I'm one of those "old folks" that's tired of steps and looking forward to a master on the main.  

I think it’s a great career to get into, unfortunately that BS barrier to entry keeps most folks out.
