What  about the neighborhood?

Can try to reposition to Class B, but neighborhood may impede these efforts.Vacancy Est: Historically 10%, but 15-20% should be used to also cover tenant nonpayment, eviction costs & damages.Tenant Pool: majority will have FICO scores of 560-620 (approaching 22% probability of default), many blemishes, but should have no evictions in last 2 years.

It may not be indicative of their capitalization (albeit it is an indicator of their capital partners cost of capital to a degree), but there are numerous lenders still offering less than 2 or 2.5 points on DSCR loans out there, so it’s worth shopping around for borrowers.

Then drive out to those cities and get to know the neighborhoods and which are Class A, B and C.  

We have a property that a number of months ago we had a plumber that had to clean out the sewage drain lines and he took a video and pictures and the line was plugged with what looked to be industrial strength shop wipes/paper towels, tampons, rags,  ect…We got contacted by the property manager that the line was stopped up again.

Alternatively, can I get pre-approved online or with my bank and go from there before shopping between lenders? 

There are new businesses coming into Granada Hills (over off of Zelzah and Chatsworth is where the bulk of the restaurants and shops are as you probably know or maybe go to the Vineyards in Porter Ranch).

I've personally ridden my bike through the neighborhoods and seen properties.
