If I wanted to raise rent $200 per month to get price up to market level, is it best to do it in increments of $50 per month, or all at once?

At a very basic level, I can acquire 100% of a RE asset and reap 100% of the benefits and only pay anywhere from 3.5% -20% of the assets value.

Admittedly I do all the 'permitted' work & save a LOT & the oldest NG unit is 12 years, with the oldest electric 7 years, both have had no issues at all.In 2017 I replaced an 80gallon HW tank at our 1960's era 7unit with an AO Smith GT15-240 NG & have not had an issue or complaint of 'no hot water', once common with the old 80 gallon. 

It’s just my *opinion* that implementation of any legislation that attempts to restrict free market operations on a broad level is a bad, bad thing.
