If a house is from 1900, pipes have probably been replaced at least once already, but it's very likely that you'll have old, rotting cast iron drain pipes, corroded copper water lines, and sometimes even gas lines that are done unsafely.

Elisha,If your baseboard heaters are not the old cast iron type, then replacing them is not a big deal – you can replace the outer steel enclosure, or the heating element, or the entire unit.

Someone that just wants a yard for a pet, kids, or bbq may be more common.I am not sure how a renter would hurt themselves with a compost pile, but I would get a batch finished and time that with your renting if it is a concern.

for 15k a door. .he was giddy of what a great deal he got... spent about 10k a door getting the units back to rent able condition putting in a new hoop and BBQ area.. well within first 30 days hoop is destroyed BBQ are stolen he had one murder and a bunch of other violent crime he thought we would sell at a 15 cap and make about 500k on the deal.. he ended up selling and losing 400k... all in 18 months place ended up boarded again.. these areas are only appropriate for those that FUlly understand the market the tenant and how to run these areas.. an investor buying a SFR if its in the wrong area will just throw their money away.. you need to buy quality.. if you do you can a good day.. although be aware values do not rise there.

Expect it with college kids, I don't tell them they can't I tell them or convey to them what is expected, maturity, responsibility, acceptable behavior, disturbances and trash left over from the BBQ
