I’d be more inclined to accept offers WITH a contingency as to not be forced to cover the cost myself to “cover my own ***” since they are not smart enough to do their own due diligence.

If you don't have the time or inclination to vet teams and manage rehab work from afar (not for the faint of heart or uninitiated) then you might choose a more passive, diversified investment like a REIT (an ETF comprised of real estate investments) or DST (a trust you invest in that owns REI, another indirect way to invest).

I am inclined to think that you will get your house back (even if it might take a little time and cost a little money), but evictions usually have to be done in just the right way and a lawyer will be able to guide you through the process with a minimum of fuss.Best of luck!

I am an IT guy and fairly skilled when it comes to creating a solution through the internet and I was thinking to create a website where possible tenants can fill out an application online that way I can choose the best tenant but I don't know what questions I am legally inclined to ask when it comes to that application. can I ask where they work or how much they make which from my point of view it is critical?
