Two (of three) are located in an adjacent county that is considerably less desirable than that of the subject property.The LO mentioned a full appraisal is an option, but the price is $1k IIRC.

Example: 6 months X $2000 Rent = $12,000 That is $12,000 you will be negative that the calculator doesn't account for.I do know that the calculator is in BETA and there is a warning about that but I just wanted to let everyone know that the tool should not be used without this consideration.

consider proximity to an airport wit reasonable fares,  Manty and Trivers (local speak) are a Hike to Milwaukee Airport, and Green Bay is quite expensive to fly out of. just a thought, Unless you fall into a great deal, a $50-70K 4plex is gona be pretty rough,  both in condition and location, get familiar with the areas, and if you do settle in Manty, Just remember its Cooler Near the Lake, not sunglasses and board shorts cooler, like 50 degrees in late June, and 20 miles west its 80 degrees. just considerations.

I figure doing both will give me options in 15 & 17 years when the kids head to college, depending on the state of the real estate market, stock market, interest rates. tax rates and a host of other considerations
