It passed no problem and the appraisal was done twice as fast as a normal appraisal in our market.Write a letter to the sellers with your offers too and sooner or later you will find someone who wants to sell to a veteran even if it means $5-10k less than another offer.Best of luck and thank you for your service!

I don't know why it wasn't clear sooner, since I've been struggling to get all 3 of them on that the same page, that when these same principles apply to real estate of DIY vs bringing in professionals, to lessen the physical load and ensures better results, I realize that this concept must spill over onto non-business things as well!

The sooner the better because it can be making you money and equity in the meantime.Portland is as good as any Market, certainly a healthy Market.

We wish we had started investing in real estate sooner.

Besides, with a good CPA, you will see tax benefits sooner rather than later.If this is your first rental, I'd recommend you stay close to home or within a 2-hour drive/flight. 

CBRE was my commercial RE Agent and they helped a lot get the property under contract and get the office buildings and gym sold quickly.

This can make a big difference the in evaluation of a property and has caused me to go gray way sooner than I would have liked :) As always I appreciate the insight and efforts of my Bigger Pockets Colleagues.
