Upgrades/repairs include:flooring (tile and carpet, entire house), painting (entire house), complete kitchen renovation with new appliances, cabinets, sink, lightingcomplete bathroom renovationsupgrade/replace ACupgrade/replace existing hot tub  upgrade/replace furniture/bedsupgrade/replace old pier with newadd new kayaks, paddle boards, and bikesI am thinking anything that is removable (furniture, appliances, water toys, bikes, pier, etc) could qualify as an asset for the LLC and thus be used as a tax expense for the LLC.

They all lead to a significant negative monthly return due to one or more of the following reasons:1) Asking Price is too high2) Traditional loan rates (FHA and Fannie Mae) are too high and affect total debt payment3) Existing rents are too low, so loan underwriters won't approve.4) Market Rents aren't high enough5) I would like to use the minimum down payment with FHA (3.5%) or Fannie Mae (5%).So, from all of these attempts, my understanding is the only way to make a house hack work in this region where I would at least breakeven on a monthly basis, is to purchase at a significantly lower price, lock in a nice creative deal or bring up my down payment to at least 20%.

And, speculation in the Cincinnati market is not a great idea since we have not YET experienced any serious rollback of prices and the market is becoming saturated with apartment newly available.I think you have to get into the larger properties (16+) to find the B class properties with positive cash flow and those are typically hidden by pocket listings.

The majority of their Syndication exists through Zumper and a small portion through Zillow; however, with the company transposing values such as units with the term lot, they will quickly get you blacklisted!

If you are a solid investor focused agent, I’d be game to discuss land development + ground up construction of a well designed building you'll be fine in Fort Lauderdale or anywhere in South Florida. you will probably need more liquidity than existing but the deals are much better.
